Richard Ansell Ltd is based at the centre of the Fylde Coast area in Weeton Village and we specialise primarily in residential extensions and new builds, however we also cater for the commercial and industrial sector, having completed several projects in Preston and Blackpool for our development clients. We cover the North West of England, centred on the Fylde Coast but we work as far as Cumbria, Manchester, Liverpool and everywhere in between.

We aim to cater for any project, no matter how large or small, with 20 years experience drawing plans, we've seen pretty much all types of conversions and developments. Prior to forming the company Richard was self employed between 1990-1996 as RSA Planning Services and then formed the Wells Ansell Ltd partnership with Chris Wells in 1996 which was eventually dissolved in 2003, when we parted company.
Richard has 20 years experience preparing plans for clients ranging from private individuals to public and private sector companies and developers.
Projects include single, two and three storey extensions to private homes and new house builds ranging in size from 350 ft2 to 8,000 ft2 floor space.
We arrange a free initial site visit where you can explain your concept ideas.
We will advise you whether or not your ideas are feasible and if necessary offer alternative ideas and answer any questions you have regarding the project.
At the same time we will provide you with a no obligation estimate of our fees.
If you then decide to go ahead, we then carry out a measured survey of the building and produce existing plans, elevations and sections.
Where new builds are concerned we may commission a topological land survey if the scope of work requires it.
The process typically takes 8 weeks from submission to a planning permission decision for a private extension.
Most planning permissions decisions for extensions are granted for three years for commencement of works on site.
I have already had planning permission granted for my property in the past but it has expired, will there be a problem obtaining permission for the same scheme again?
As long as nothing has drastically changed there shouldn't be an issue with re-applying for planning permission.
