Services
With a free initial consultation, either on site or by email and telephone, Richards Architectural Design team offer impartial advice on your project and give guidance on viability and planning, before embarking on your design.
This initial consultation is crucial to help you make an informed decision on the direction of your project and this becomes the foundation for your overall brief.
We strive to create unique Architectural Designs in 3D with innovative ideas and attention to detail.
Not only that we work within your budget, and take into consideration your brief, but Local and National Planning Policies too.
Completing architectural designs for planning submission can be daunting, which is why we offer a complete planning service to take this burden away from you.
When clients come to us with ideas we are able to determine whether the designs they require fall under permitted development or require full planning permission.
Planning applications are complex and time-consuming, requiring details on materials and the final 'look' of the build.
With our architectural design service we create plans from scratch right through to the submission stage, and continue with the working drawings once permission has been granted.
If a project is more complex in it's development, consultation is often required before submission of the plans.
We offer consultation services with planning officers in the form of pre-application advice.
These consultations allow us to pick at the planners brains which will give your application the best chance of success.
It also means that if any changes are to be made to the application to meet the requirements of the local authority they can be done before submission which will save time later in the process.
Building regulations have been developed by the UK government.
They cover most proposed works, from new builds to extensions and are almost always needed once planning permission has been granted or permitted development is approved.
If you are employing a builder to carry out your work, they will often take responsibility for ensuring that building regulations are being complied to.
However it is best that this is confirmed before work commences.
Building regulations set the standard all across the nation for the design and construction of buildings and developments to ensure that people either occupying or working within the buildings have adequate levels of health and safety.
The consultation period usually lasts for 21 days.
This designated period of time allows different parties to express their views on the proposed development.
There are 3 different parties who are allowed to express their views with the council under typical circumstances ranging from neighbours, who are informed of the work that will be undertaken, usually via letter but also posted around the site.
The council also has to give statutory consultees a consultation period by law.
They are usually a specific group or body who are obliged to reply to the councils request.
