The practice was formed in 2010, based in Brighton & Hove, East Sussex. Our projects have been in London and in the South of England, from Somerset to Kent, chiefly residential alterations, extensions and refurbishments, also small commercial projects.

We provide personal, fully-engaged architectural services for each stage of a project : from teasing out and formalising project objectives and ambitions at the outset, working through multiple design options and getting the permissions needed, to inspecting on site and signing-off completion of the last snags.Our design style is specific to each project.

Some sites are very constrained by 'heritage' and planning considerations and we work to the expectations of the planning authority, with traditional forms and details. For other situations, a much freer approach can be taken. The Architects Registration Board (ARB) is the statutory regulatory body for protection of the public. The Royal Institute of British Architects is the chartered membership organisation promoting excellence in design, professionalism, ethical and environmental standards.
Services
The RIBA Plan of Works is an industry-standard system for organising construction projects, with seven workstages.
The Plan of Works helps to maintain control of quality, costs and time, while keeping the project objectives in focus.
Our services are based on this system, with the stages often compressed to four steps for many domestic projects.
Stand-alone services are offered for each step, with no committment needed for the next until the time is right.
Fixed fees are usually quoted for each, up to the start of building work.
After listening to your plans, we will give you options for the services we can provide and set out our fees.
We quote fixed fees for the early stages of a project, time-based fees during construction.
At the end of each stage of the project, you decide when or whether to ask us to go ahead with the next stage.
Fixed fee based on project size and complexity, typically between 2% and 4% of initial budgeted construction cost.

There is a heirarchy of permissions that may be needed and it is worth checking them in the right order to avoid spending money on preparation of designs and getting other permission only to find that the crucial consent cannot be obtained.
Covenants are special limitations, requirements, rights or other binding legal agreements that may be contained in a deed and/or be recorded at the Land Registry affecting the property and limiting a freeholder's rights.
There may also be easements or other rights of others, such as rights to light or rights of way over a property.
