Services
Having discussed your proposals we will prepare outline suggestions for your project which we will submit to you, showing the service we propose and possibly also a sketch drawing of the type of building that may be possible for your site.
We will give you our terms of business and fee scale.
We will need to survey the site; the type of survey will depend on the complexity of the site and its buildings as well as your proposed development.
Either we will survey ourselves or we will hire a specialist survey company who we have found satisfactory in the past.

After developing your initial sketch plans the next step is to start drawing firmer proposals to give you for your approval.
We will make alterations to suit your specific requirements, then resubmit our drawings for your further comments.
During this process it will be preferable to check with the Planners to see how the proposals fit in with planning policy.
This may be a simple phone call or meeting on site.

It is important to adopt a sensitive approach when dealing with the planning application.
For instance the submission of a planning application should always be regarded as the last of a series of steps in which the planners have been made aware, and given their approval as far as possible at each stage.
It is interesting to note that planners are obliged to point our how the site can be developed within policy and are not just a source of negative opinion as is often thought.
We always stress to clients that the outcome of a Planning Application can never be guaranteed.

Building Control will need to be consulted to check over the choices of construction, fire escape, and carbon footprint.
An essential difference in the most general terms is that while Planners control the impact of a building on the neighbourhood Building Control ensures the building is safe to use.
One demanding part of the Building Regs is 'part L', which deals with carbon emissions and will determine the level of insulation needed and how much glazing you must not exceed.
This can require complex calculation and may be beyond our skills as an architect.
