Ken Bostock Building Plans (KBBP) is an independent consultancy providing a wide range of architectural services to help our clients navigate the Planning and Building Control processes and realise their development aspirations. Most of the work is carried out 'in house' with occasional services bought in as required. We cater for both domestic and commercial clients including Listed Buildings and Conservation Areas.
Our work includes New Build, Extensions, Conversions and Renovations. We aim to offer our clients a friendly, personal service and to act in our client's best interest at all times and to provide unbiased advice to ensure that your application has the best possible chance of receiving Local Authority Approval. Most of our work is within a 30 mile radius of Daventry, although projects have been completed as far away as Scotland and Cornwall!
All Drawings and Plans are produced using a Computer Aided Design system and are therefore easily modified during the design process. When considering a construction project, many people lack the specialist knowledge with regards to what is possible and what permissions are required - Planning Permission, Listed Building Consent or Building Regulations Approval.

Applying for Planning Permission can be a daunting process and it is often easier to appoint an agent to prepare and submit the plans and application on your behalf.
Some work can be carried out under Permitted Development Rights whilst most will require Planning Permission - we can advise you on this.
Depending on the type of development you have in mind; we will carry out a dimensional survey and produce Drawings, a Design and Access Statement, Waste Strategy Statement, Energy Statement and any other documents required in addition to completing all forms and submitting the application on your behalf.

Most building work carried out in the U.K. is required to comply with minimum standards as set out in the Building Regulations Approved Documents.
These standards cover structural stability, safety and health and conservation of energy.
The main function of Building Control is to ensure compliance with these regulations and this is carried out by either Local Authorities or private sector Approved Inspectors.
We normally use the Local Authority Building Control Team who we are partnered with to cover applications for the whole of England and Wales.

For those who can proceed under Permitted Development or who have already obtained Planning Permission, we are pleased to offer our services in preparing a Full Plans Building Regulations Package which can then be submitted to the local authority for approval and utilised to obtain quotations from prospective builders.
We are happy to supply Structural Calculations for your project if you have everything else arranged elsewhere - please contact us for details.
When adding an Extension to your property, there is a 'rule-of-thumb' for calculating the maximum area of openings (Doors, Windows and Roof Windows) you are allowed - 25% of the newly created space plus any areas covered by the Extension.
