Richard Hutchings Ltd Is a one person RIBA Chartered architectural practice based in Knaresborough town centre between Harrogate Leeds and York. I have more than thirty years experience as an Architect mostly in residential domestic and conservation based work. The practice has considerable experience also of barn and other residential conversions working both for clients and developers.
In terms of areas covered I work and have worked in Harrogate Knaresborough Ilkley, Wetherby & Ripon as well as Leeds York and Bradford. The practice was established in 1996 following more than ten years experience in other local practices and with the North East Civic Trust my aim is to provide an individually tailored solution for your home or small business.

Normally I will sit down with the client/s and discuss your needs and aspirations as well as costs and other constraints in order to arrive at a rounded and realistic brief.
I will spend time carrying out detailed site and building measure using laser and other electronic measuring aids as well as digital photography to produce in the case of an existing building plans sections and elevations.
This is then drawn up either by hand or using AutoCAD software as appropriate for the job and client.
Ahead of a client meeting I will normally prepare one or more sketch schemes as a basis for discussions and refinement to arrive at a solution suited to the individual client brief.

I am aware that many clients approach a builder first without realising that a builder can only price a job accurately once drawings have been prepared.
I can also assist the builder with initial advice on whether or not a particular proposal will require planning approval and if it is likely to be acceptable if it does need formal planning consent.
