Council estate rooftops across London offer a range of opportunities for new housing development today. In collaboration with a Central London Local Authority, our proposals to re-use an extensive rooftops above 1960's and 70s council blocks accommodate 30-40% new units over currently un-occupied airspace, unlocking value of otherwise stagnant assets and addressing the current housing deficit crisis.
Six sites with contrasting characteristics were selected, exploring a range of site-specific, planning and sustainability constraints. A range of one and two-bedroom unit types and sizes are proposed for each of the six sites, yielding a total of over 275-units (150,000 sq ft). All units were conceived for off-site fabrication to mitigate impact on tenants below.
The new prefabricated modular homes are designed to be craned-in and installed on an offset structural grid, transferring structural loads onto the existing structure, as well as forming a services and acoustic buffer with the existing building.
