It ensures all buildings and structures are constructed safely, and that they comply with levels of energy efficiency, to the satisfaction of a building inspector.
Building regulations approval is separate from planning permission and is the next stage once planning (if required) has been approved.
Install services or fittings in a building, eg washing and sanitary facilities, hot water cylinders, foul water and rainwater drainage, replacement windows and any fuel burning appliances.

Our working drawings logically subdivide into location, assembly and component drawings.
They are a continuation of the building regulations scheme drawings and set out, in far greater detail, how the building is physically constructed at critical junctions.
At this stage we will produce and compile a comprehensive set of working/construction drawings used in the building construction project.
These will include not only architect's drawings but structural and services engineer's drawings etc. if required.

The Contract Administrator is the individual responsible for administering the construction contract through to completion.
At Flowitt Architects we pride ourselves on our Contract Administration in which we are appointed by our clients, and act as the client's agent.
Issuing instructions such as variations, or relating to prime cost sums or making good defects.
A contract will be a success if the client obtains a product of the required quality, within budget, by the required date and the contractor makes a reasonable profit.
At Flowitt Architects we pride ourselves on our Contract Administration in which we are appointed by our clients, and act as the client's agent.
