There is usually one of two approaches we take to understanding the initial style.
Sometimes Clients approach us with pictures of the type of bathroom they want and will perhaps ask us to copy the wet room area from one and the tiling style from another etc.
Others will not really know what they want and we will provide pictures of different bathrooms we have created.
We ask them to tell us which they really like, which they really do not like and to tell us about the specific aspects that they would like to adopt.

Any building works, external or internal alteration or change of use, require Building Regulation Approval / Passing of Building Plans.
Approximately the cost for the Council to consider an application is 86.00.
They then make a further charge for their site visits to assess work under Building Regulations - the amount varies depending on the size of the project and the particular Council - but the average single storey extension is around 300.00.
Building Regulations are in place to ensure sub-standard work is not carried out to new buildings or alterations to existing dwellings.

Quite often garages make useful dwelling accommodation but if you convert a garage it is subject to Building Regulations.
To change the garage door into a window.
This requires foundations in order to build the wall underneath the window.
These are often no less than a meter deep and usually to the same depth as the rest of the dwelling.
Are the existing walls and foundations sufficient to accommodate a suitable roof?
It is possible a dwelling roof will be more substantial than the existing roof structure and therefore the strength of the walls and the depth of the foundations will need to be suitable.
