Services
To obtain the right design it is often sensible to produce sketch drawings to be used in discussion with you or to show neighbours and local planners what you are proposing to do with your property.
If there are any problems / objections this allows for changes to be made prior to the Planning application therefore saving time and money.
We will produce all the necessary drawings and discuss your proposals with the Planning committee on your behalf.
When the proposed work falls outside the rules and conditions of Permitted Development then Planning Permission must be obtained.
We are able to provide Site Location Plans & Site Plans needed for a Planning Application, Right's of way access and Property Sales on a property.
These can be to a scale of your choice but for Local Authorities They should be at a scale of 1:1250 & 1:500.
These plans show the local Authorities where your property is located how your property sits on the land and the boundary line around your land.
Electronic format OS Plans from 20 (Depending on area needed) can be sent to you in AutoCAD or a PDF file to a scale of your choice.
This 1920s 3 bedroom Semi-detached property was in need of modification, we transformed the space into a 5 bedroom 3 bathroom property with a two storey side extension replicating the existing apex design of the house creating a symmetrical appearance to the front elevation.
The brief was to create a modern family home suitable for an expanding family, an open plan living area was created without taking any garden space away at the rear and to allow for larger bedrooms throughout, the property incorporated two bedrooms within the loft space.
A 1930s property in need of modification was transformed into a six bedroom 4 bathroom property creating a feature glazed hallway and open plan living.
The emphasis was to create a luxury family home that provided as much light into the space as possible, whilst at the same time blended in the original property.
To enable the space to be achieved a two storey side and rear extension along with a single storey flat roof extension and a complete internal remodel was required.
This 1930s semi-detached property was in need of modernisation and additional ground floor living space for modern family living.
The brief was to design a modern single storey wrap around extension that created an open plan kitchen diner, utility, WC & study.
As the site was on a corner plot the emphasis was to create an extension that worked with the corner plot of land, provided as much light into the space as possible and have some architectural features to match the clients taste whilst at the same time blended in with the typical Timperley 1930s property.
