Maiia Williams is a London based practice established to deliver sustainable and innovative architecture. Her studio is based in East Molesey. Maiia is a local mum, an Architect, Project Leader and PassivHaus Designer with a passion for delivering cost-effective residential projects with an emphasis on low-energy design, and a particular interest in full building refurbishments.
Maiia studied for her BA/MA at Cambridge University, completed her Diploma at the Bartlett School of Architecture at UCL and has an ARB/ RIBA Part III exemption from Kingston University. She has a wealth of knowledge delivering projects for private and commercial clients. Maiia enjoys helping people realise their visions for their homes, whether it is interior remodeling, extensions and full house refurbishments, ensuring that the projects are realised on time and on budget (between 50k and 500k).
She has an extensive knowledge obtaining Planning consents from Richmond, Kingston-upon-Thames and Elmbridge Councils.

Maiia believes that the building fabric should last at least a century and pays as much attention to hidden make-up of the building as she pays to the internal finishes.
She is a trained PassivHaus Designer and has completed and certified five PassivHaus Retrofits (EnerPHits) which makes her one of the most experienced and competent EnerPHit designers in the UK.

Unlike the Passivhaus, which is a pass or fail system, it has more of a sliding scale from 'satisfactory' to 'excellent', where often you get more points if you spend money on additional accessories, i.e. bat boxes/ garden compost bins/ anti-intruder locks/ cycle racks/ etc.
