George Omalianakis is a multi-award winning chartered architect with the Royal Institute of British Architects (RIBA) and registered with the Architects Registration Board (ARB), and has extensive experience in working on a variety of residential, commercial and educational sectors, including on RIBA award winning projects. At GOAStudio | London residential architecture we assist home owners to create their perfect homes.
An RIBA residential architect is the professional to guide you through your project, develop your design ideas, obtain local authority approvals on your behalf, and manage the whole process from initial sketches to liaising with the builder and other professionals. London is home to a wide variety of architectural styles and any particular house or flat can be transformed in many different and surprising ways.
We see ourselves as creative problem solvers who will deal with any construction, planning, and design issues that might be relevant to your project. As a result we are able to make informed planning arguments and liaise with planning case officers in a way that we always maximise what is possible to be achieved in each case; we often obtain planning approvals for projects that were refused approval previously.

Side extensions to houses and garden flats are a great way to add space on the ground floor where the kitchen and utility areas were traditionally placed.
At this early stage we encourage you to follow a three step process of thinking about the type of extension you want, considering some design aspects, and then looking for inspiration to cement your own ideas.
Below we have selected some projects to lend architectural inspiration and design ideas for your side extension.
One of the most common challenges in a full side extension is that it will often result in blocking the light coming in from the door/window that exists at the rear part of the elevation.

House and flat rear extensions are also about establishing a better relationship with the garden and this is something we always keep in mind when starting with your project.
Victorian houses used to have their utility areas at the back of the house and as a result the garden is often cut off from the main living areas and this is something we will look to address during the design development stage.
Because an architect designed rear house extension needs to be the sum of a variety of considerations, a response to the client brief, cost and quality requirements.

At GOA Studio, our award-winning practice has ample experience in transforming kitchens across London.
Whether you're looking to maintain traditional London build features, or add a contemporary twist on a classic design, we can make your vision a reality.
The traditional kitchen is no more.
With our current fast-paced lifestyle, a kitchen has to offer so much more functionality than simply a place to cook and store food.
A kitchen may be a place for the family to gather, it may be a space to unwind and relax after a hard day, the room where you can switch off and focus on your hobbies, it may be the life and soul of the party.

Roof extensions are the most cost-effective way to maximise the floor area of your house or flat when compared to adding the same floor area with a rear or side extension.
Below we have selected some projects to lend architectural inspiration and design ideas for your roof extension or loft conversion.
Designing the staircase is the single most important thing we will need to consider for any type of roof extension or loft conversion.

These days our home lives have become multi-dimensional with different priorities and preferences compared to the era our homes were built.
Even homes built more recently follow old conversions with strict separation between dining, kitchen, and living areas, and as part of any residential renovation we look to identify how your needs respond to what the property has to offer.

We appointed GOAStudio in mid 2015 to design an extension and loft conversion for our detached bungalow, with our objective being to have a light filled open-plan living space that would make the most of our large south-facing garden.
Of the architects we shortlisted, we choose GOAStudio because we felt George understood our requirements best and came up with constructive ideas at our first meeting.
Although we may have been able to do our proposed works under permitted development, George recommended that we seek planning approval because of the contemporary nature of the design. He then managed the planning process with approval granted six weeks after initial submission.
The works were completed in Early 2018 and the results are a stunning space that exceeds all of our expectations. Despite the large size of the room the clever design makes it feel inviting and even on an overcast day the room feels light and airy.
