The architectural design stage is where we lay the foundations of your project.
Following our initial meeting, we'll review your requirements and then present you with our proposals.
You may need to make some additional decisions depending on the findings.
You'll also receive supplementary drawings to clarify the vision for your project.
Depending on your project will depend if one or all of our architectural services below are required.
These drawings, along with the calculations from your structural engineer, contain the information required to obtain building regulations approval for your project.
After the initial meeting, we put together "outline sketches" of the proposed work for your perusal and comment.
These are usually CAD drawings with limited detail following the initial meeting and site survey.
This really confirms the thoughts arrived at in the first stages (see sketches examples below).
After sign off, it will take approximately 5 - 7 days to complete the first draft of sketches.
We'll then review the sketches with you, the client, to ensure that you understand what we have produced and why.
Whether you are completing building works under permitted development or applying for planning permission, this stage will produce all the necessary drawings and documentation to move on to the final stage.
These are drawings that are prepared for submission to Local Authority for a Planning Application.
These usually contain existing and proposed layouts, elevations, block and site plans and an Ordnance Survey plan (see planning drawing examples below).
Applications for new dwellings, conservation areas etc also require a Planning Support Statement, which we provide within the agreement.
The final stage of the project is to produce a set of drawings that comply with the Building Regulations.
These are "technical" details relating to the construction of buildings (see building regulations examples below) that are to be constructed under the requirements of the Building Regulations and which are to be inspected by Building Control.
The details required for building regulations depends on the complexity of the proposed project and cover structural elements, thermal requirements, regulation compliance (e.g stairs, electrical) etc etc.
Most building work, unless is it a minor refurbishment, requires some sort of permission to be granted before it can go ahead.
Depending on the extent of the work you wish to carry out, the location and type of property, you may be required to apply for several permissions.
Wright Ruffell Cameron will advise you on requirements, collating information and producing the necessary drawings before submitting the application on your behalf.
This application seeks confirmation that the changes you are making to your home fall within permitted development criteria.
