We provide Architectural Services for householders, mainly house extensions and loft conversions. We also do associated work including, garage conversions, granny annexes, porches, off road parking, dropped kerbs, structural calculations and specifications. We specialise in all aspects of preparing plans, specifying work and obtaining planning permission and Building Control approval.

Plans prepared on full size A1 architectural paper, using the latest industry standard software. We offer a complete service of design, planning and specification, all for a fixed cost with no hidden extras. We can tell you the likelihood of obtaining planning permission, or even if permission is required, as it often isn't even needed. In the unlikely event of the council refusing permission, we will tell you this might happen before undertaking any work, enabling you to make an informed decision.

A lot of the architectural work we do is for services around the permitted development rights of the property, so permission often isn't even required!
Services
There are many uses for a single storey extension to your house, these can be: A kitchen extension, a study, a playroom, an extra bedroom or a utility room, to give just a few examples.
It can be located on the front of the house, this is often a front room or lounge extension.
It can be a side extension, a popular choice for this is a study, a WC, a utility room and an extension of the kitchen.
Rear extensions are nearly always for a new kitchen/diner overlooking the garden, this type of extension often incorporates converting the existing kitchen into a utility room and WC.
This compact detached home needed plans to accommodate a larger kitchen, to offer some balance to the layout of the property.
The owners felt the lounge was disproportionately large in comparison, we drew up plans for a single storey side extension with a knock through into the kitchen, which doubled it in size.
No other structural changes were made to the front of the property, which included a WC and a lounge that remained fully in intact.
The size of the property didn't offer too much space for additional storage, the plans lead to the formation of a storage room, immediately to the left of the entrance to the house.
This design is for an extension to the front of a house, it allows for a large lounge, with a lobby in the entrance.
As well as a WC and coat cupboard.
I would say your drawings were really good and what I liked is you listened to what we were asking for but had the patience and skill to understand what wouldn't work from a planning perspective.
You were friendly, courteous and efficient and kept us informed as to what happens which is really important.

The original model of this family home featured a small porch with two connecting doors.
To the side of the porch was a storage space, with a front door, turning left from the porch led directly into the main structure of the property.
Stairs went from the hallway to the upstairs bedrooms, with a lounge to the left and a bathroom to the right on the ground floor.
The plans specify a side extension and remodelling of the ground floor layout, allowing for easier access between the rooms on the ground floor.
Plans for a porch to the front of this property, allowed for a few other changes to be made further back inside the house.
The original layout included a small entrance area with a WC located immediately to the right.
The new porch created a much more welcoming and spacious entrance, also allowing room for the creation of a much needed cupboard, positioned close to the front right of the house.
Walking through the new extended porch takes you into the kitchen, which was originally sealed off from the large lounge area at the rear of the property.
